Main purposes of the job

You will oversee and coordinate all of our Indian controlling activities.

Key tasks

  • Supporting the Head of Controlling to prepare business plans, including budgets and forecasts.
  • Performing local controlling activities and monitoring KPIs.
  • Performing all required controls to ensure accuracy of the group financial statements and interim reporting.

Main purposes of the job

You will perform all Indian administrative and taxation activities.

Key tasks

  • Managing financial and administrative processes, including preparing interim reports and year-end financial statements in accordance with applicable GAAPs and by applying group accounting policies.
  • Managing any third-party experts involved in financial and administrative processes.
  • Guiding fiscal experts with regards to tax computation.
  • Performing all required controls to guarantee the correctness of group financial statements and interim reports.

Qualifications

You will require an undergraduate degree in Economics. Ideally, you will have a CPA or equivalent title.

Skills/competencies

The successful candidate will have in-depth knowledge of both IAS and IFRS, as well as local GAAP. They will have good knowledge of local, direct and indirect taxes.

Main purposes of the job

The Project Manager will be responsible for leading the entire process of implementation smart solutions (products, services and best practices) in Real Estate development projects, using recognized PMP standards,
to achieve the goals set and obtain the expected benefits, satisfying customer needs and aligned with company KPIs.

You will manage the project team, set deadlines, assign tasks, monitor and summarize the progress of the projects, exploring opportunities to add value to work results.

The Project Manager reports to Head of Engineering and Project Management

Key tasks

  • Manage the relationship with the client and all stakeholders by meetings to take detailed ordering briefs clarify specific requirements of each projects to built project plan
  • Submit to the Project Board focus on essential project topics (efforts, costs, resources, expected results) to require approvation
  • Develop, for each project, a detail project plan to monitor and track progress, to ensure that all projects will be delivered on time, within scope, within budget and alligned with company KPIs
  • Coordinate internal resources and consuleor/partner for the execution of projects
  • Measure project performance using appropriate tools and techniques and perform risk management: managing necessary changes to project scope, project schedule and project costs to minimize project risk
  • Share “lesson learned”, as best practices to replicate in other projects, with Engineering and PMgmt unit or Planet Idea team
  • Collaborate with other unit in order to improve value Competence Center

Qualifications

You will need a Master’s degree in Engineering (Civil, Building) , Architecture or another closely related field.

Having a Project Management Professional certification will be advantageous.

Skills/competencies

  • Design and construction management works (pubblic or private)
  • Knowledge of: energy systems, building energy efficiency principles and regulations, physics of buildings, residential buildings HVAC systems, BeMS and principles of distribution and allocation of energy consumptions in apartment buildings and ability to use those knowledges in the evaluation of clients’ project
  • Ability to understand drawings and technical specifications
  • Basic knowledge of environmental sustainability and digital technologies
  • Fluency in written and spoken English, as well as being able to communicate on technical requirements

Key tasks

  1. Operational and methodological support: definition, development and internal dissemination of best practices for the realization and management of social projects
    • Identification, development, and maintenance of the internal methodology for the development of programs and projects meeting the principles of social innovation;
    • Selection and management of social/civic design and community management tools;
    • Definition of internal procedures and standards on social innovation;
    • Management of the knowledge base (inherent to social innovation) accumulated internally by the projects in order to use them as Knowledge Management System (KMS).
  2. Alignment of the Social Innovation objectives with Planet’s business strategy and Technological Innovation content
    • Internal consultancy to project managers and project teams on organizational or methodological aspects;
    • Support for planning activities;
    • Recovery against project management anomalies.
  3. Definition of a Planet Operational Process for Social Innovation
    • Social Innovation Design:
      • Definition of the most appropriate process (method and tools) for the implementation of PLANET interventions, based on the requests from the S.I. and in accordance with the criteria of impact economy (project and intervention on a social management level – the smart city as an accelerator for best practices and civic economy)
    • Solution catalog organization:
      • organization of the solutions in the society macro area: structural, infrastructural (spaces,
        technologies, management and organizational tools)
      • introduction of social issues in the assessment method of the built environment (space as an
        element of influence on people’s life quality, the definition of criteria for assessing spatial quality)
    • Setting up a toolbox for social / community managers:
      • listening and exploring the work of PLANET social manager
      • observation and study of S.I. projects in which Planet is involved
      • identifying and defining the potential of the App as a management and organizational toolbox for social / community managers, and as aggregation tool for the communities: supporting the APP team in the definition of the elements of the App that can accelerate best practices and the civic economy

Compiti chiave

  1. Conoscere i residenti e i frequentatori del quartiere e coinvolgerli in iniziative utili a comprendere le loro routines, i bisogni e le difficoltà che vivono nella quotidianità.
    • Raggiungere i residenti, le attività economiche locali e i visitatori esterni del quartiere.
    • Essere contattabile dai residenti, per raccogliere le loro richieste di supporto e coinvolgere lo staff di supporto di Planet per gestire le necessità rilevate.
    • Coltivare la fiducia dei residenti e diventare il loro punto di riferimento per domande e proposte relativamente ai programmi di comunità e alle soluzioni smart installate nel quartiere.
    • Organizzare regolarmente eventi di vicinato (attività, laboratori e corsi) che corrispondano agli interessi di varie tipologie di abitanti con la finalità di promuovere relazioni tra di essi, opportunità di collaborazione e coinvolgimento, raccogliere suggerimenti e continuare ad esplorare i loro bisogni.
  2. Rilevare i punti di forza della comunità e le risorse del quartiere per scoprire le opportunità su cui progettare, testare e implementare nuove soluzioni, servizi e programmi di miglioramento del contesto.
    • Progettare e condurre programmi di innovazione sociale e miglioramento del Sistema relazionale urbano attivando dinamiche di crescita e offrendo al quartiere la possibilità di accedere a nuove opportunità.
    • Facilitare gli abitanti nell’utilizzo dei servizi alla comunità, rilevando difficoltà e suggerimenti di miglioramento da parte di abitanti e altri eventuali utilizzatori.
    • Incoraggiare gli abitanti ad essere protagonisti nell’organizzare iniziative e nuovi servizi di comunità, assistendoli sul piano organizzativo.
    • Intercettare le risorse locali e la disponibilità di gruppi ed organizzazioni esterne al quartiere al fine di sviluppare nuove opportunità e servizi per soddisfare bisogni e migliorare la coesione sociale.
  3.  Utilizzare gli strumenti tecnologici utili per rilevare e analizzare dati relative alla comunità, necessari per facilitare il lavoro quotidiano del community manager. Ugualmente, fornire un paziente e proattivo supporto ai residenti che necessitino di aiuto per l’adozione degli strumenti digitali e tecnologoci che li avvantaggino nell’utilizzo dei servizi della comunità.
    • Controllare regolarmente il funzionamento appropriato delle infrastrutture smart installate da Planet e contattare lo staff per la manutenzione, riparazione o sostituzione.
    • Assicurarsi in particolare che i dispositivi digitali al servizio della comunità siano attivi, aggiornati e utilizzati al meglio possible.
    • Supervisionare i contenuti della Planet App, assicurandosi che essi siano aggiornati e rilevanti per il quartiere.
  4.  Organizzare regolarmente eventi di vicinato (attività, laoratori e corsi) che corrispondano agli interessi di varie tipologie di abitanti con la finalità di promuovere relazioni tra di essi, opportunità di collaborazione e coinvolgimento, raccogliere suggerimenti e continuare ad esplorare i loro bisogni.
    • Aggiornare il product manager e il commercial manager sul profilo dei residenti, bisogni e necessità, anche offrendo commenti sui servizi e la soddisfazione degli abitanti.
    • Avere un ruolo attivo nel disegnare strumenti di gamification in stretta collaborazione con gli sviluppatori digitali, il team di comunicazione e il commercial manager.
    • Suggerire ipotesi di miglioramento delle infrastrutture smart installate nella comunità.

Qualifiche

  • Sarà valutato positivamente il possesso di un diploma universitario in ambito sociologico, psicologico, antropologico.
  • Sarà apprezzata una certificata esperienza professionale sul campo in progetti di sviluppo di comunità e processi sociali connessi alla rigenerazione urbana.
  • Sarà valutata positivamente l’aver partecipato a percorsi formativi su tecniche di conduzione dei gruppi e su coinvolgimento attivo dei cittadini
  • Sebbene l’attività sul campo non richieda la conoscenza della linga inglese, sarà valutato positivamente l’utilizzo della lingua inglese ad un livello medio di comprensione scritta e parlata
